Mortgage Servicing & Foreclosure

Overview

Overview

Our Experts

Many homeowners struggle to keep their homes due to mortgage servicing errors, predatory practices, and economic pressures such as rising costs and stagnant wages. These challenges disproportionately impact low-income households, communities of color, older adults, and monolingual Spanish speakers, threatening families’ stability and ability to build intergenerational wealth.

Public Counsel’s Consumer Rights & Economic Justice Project helps homeowners understand their rights, avoid foreclosure, and correct mortgage servicing mistakes. We also advocate for policies that protect homeowners and support housing stability at the local, state, and federal levels.

Our team helps low-income homeowners facing foreclosure understand their rights and explore options to stay in their homes. We provide legal advice and work directly with mortgage servicers to resolve servicing errors and advocate for solutions that protect our clients’ housing and financial stability.

Know-Your-Rights Videos

The foreclosure prevention team holds Know-Your-Rights presentations for homeowners in Los Angeles County. See videos of our past here.

A reverse mortgage is a special type of home-secured loan that is available to older homeowners. This video from Public Counsel provides an overview of reverse mortgages and issues to consider before applying, including the fact that you are responsible for property taxes, homeowners’ insurance, other property charges, and maintaining your home. What happens when the homeowner is unable to meet those terms of the reverse mortgage loan and alternatives to a reverse mortgage will also be discussed.
This video, made in partnership with the LA Public Library, covers the rights of homeowners who experienced financial hardship during the COVID-19 pandemic, are at risk of default on their mortgage, or are facing foreclosure. Ways to prevent foreclosure and how to access the free funds available for homeowners who are behind on their mortgages are also discussed.
